PRS Database: when London landlords must register

Updated 15 October 2026 · 4 min read

Every private landlord in England will have to register themselves and each rental property on the new Private Rented Sector (PRS) Database, run by the government as 'Register your rental property'. It rolls out region by region. Here's when London's turn comes and how to get ready.

Key dates

  • 15 December 2026: the service opens, starting with the West Midlands.
  • 15 July to 14 October 2027: London's expected registration window.
  • 14 November 2027: every landlord letting in England is expected to be registered.

Your deadline depends on where the property is, not where you live. A landlord abroad with a flat in Stratford follows London's timetable.

What it costs

The published figure is £65 per property, paid every year. The draft regulations leave room for it to change, so check GOV.UK when you register. With four properties you'd pay four times.

What you'll probably need

The final list will be set by regulations, but expect to give your details and these for each property:

  • The address and type of property, and whether it's an HMO.
  • How many households and people live there.
  • Gas safety certificate date.
  • Electrical report (EICR) date.
  • EPC rating and expiry.
  • Any HMO or selective licence details.

What happens if you don't register

  • Councils can issue civil penalties, with higher amounts for repeat or deliberate failures.
  • Unregistered landlords are expected to be unable to use most Section 8 possession grounds. With Section 21 gone, that matters.
  • Tenants may be able to apply for a rent repayment order.

Get ready now

  1. 1List every property you let in England, with its address and who lives there.
  2. 2Gather current gas, EICR and EPC certificates, and renew any that will expire before summer 2027.
  3. 3Check whether your borough needs an HMO or selective licence for each property.
  4. 4Budget about £65 per property per year.
  5. 5Diary 15 July 2027 to register as soon as London opens.
